Your land's value on that day becomes the new starting line — which is why a written appraisal dated around now is worth having.
Why owners are getting theirs now
Your July 2027 value sets what stays tax-free. A written record now beats reconstructing one years later.
A proper appraisal is exactly what they'll ask you for. We do it free, so it's ready when you sit down with them.
18 years across the Capes and the pink shopfront on the main street. You get a real number from people who live here.
Plain English
Pre-1985 land comes into the tax net. Land your family has held long-term has been capital-gains-tax-free for 40 years. From 1 July 2027, future growth becomes taxable.
A valuation reset applies. The value on 1 July 2027 becomes the new cost base. Everything below it stays exempt — only growth after that date is counted.
The 50% CGT discount ends. For sales from 1 July 2027, the long-standing discount is replaced by a new method — worth understanding before you decide anything.
Early movers face less competition. A rush of sellers near the deadline tends to push prices down. Knowing your position early keeps your options open.
The offer
A written market appraisal of your property, plus a plain-English one-pager on what changes in 2027 — yours to keep and take to your accountant.

Questions
No. Most owners getting a report have no plans to sell — it's about knowing your number before the rules change, and having it on record. What you do next is entirely up to you.
No. We give you a written property valuation and a plain summary of the changes. Your accountant or financial adviser is the right person to tell you what it means for your situation — and a written appraisal is exactly what they'll want to work from.
Nothing. The appraisal and the 2027 summary are free, with no obligation.
Your main residence stays exempt — that hasn't changed. The 2027 change affects investment and long-held land that isn't your home, like a farm, a second block or a holiday place.
